This email is also the single point of contact for authorities and users, in accordance with Regulation (EU) 2022/2065 on digital services (DSA). We communicate in Greek and English.

2. Acceptance of the terms

By using the website you accept these terms. They are supplemented by the Privacy Policy, the Cookies Policy and, for estate agencies, hosts and paid services, the Terms for professionals. If you do not agree, do not use the website.

3. What the platform offers

On realestate24.gr adverts are posted for rental, sale, student housing, teacher housing and short-term rental of properties throughout Greece, by owners and by estate agencies. Visitors find adverts, see the advertiser’s telephone number or send them a message, which is forwarded to their email.

We are a hosting provider for third-party content. We do not pre-screen every advert, we do not guarantee the existence, condition or legal status of properties, and we do not participate in negotiation, contract or payment between users. We do not collect rent, deposits or guarantees.

4. Account and verification

To post an advert you provide your name, telephone and email. The advert is activated when you click the link we send you by email. The same link logs you into your account without a password. Keep your email secure: anyone with access to it can log into your account.

You must be at least 18 years old to post an advert or purchase a service.

5. Rules for adverts

The advertiser declares and guarantees that:

• the property exists, is available and they have the right to dispose of it (owner, authorised person or agent with instructions),
• the price, location, square metres, photographs and description are true and refer to that specific property,
• they list the energy class of the property where required by law (Energy Performance Certificate),
• for short-term rental, the property is registered in the Short-term Accommodation Property Register and the advert has the correct Registration Number (AMΑ),
• if they are an agent, they are legally registered and provide their office details,
• they have the right to publish the photographs and texts.

The following are prohibited:

• false or misleading adverts, “baits” with low price for a property that does not exist, duplicate adverts for the same property,
• requests for deposit, guarantee or “booking” before the interested party sees the property,
• discrimination based on racial or ethnic origin, religion, disability, age, sex or sexual orientation (e.g. “no foreigners”),
• content that does not relate to a property, advertisements for other services, links to third-party pages in the text,
• personal data of third parties, offensive or illegal content.

Adverts by private individuals remain active for 120 days and are renewed free of charge with one click from your account.

6. Display order and Featured adverts

On search pages adverts are displayed, unless you choose different sorting (price, area, ratings, distance from school):

1. first the Featured adverts, i.e. adverts for which the advertiser has paid for promotion, marked “Featured”,
2. then all the rest, from the newest or most recently renewed.

Filters (e.g. “Private individuals only”) restrict the results, but do not change this rule. Payment for promotion affects only the position and marking of the advert, not its review.

7. Reporting an advert and decision

If an advert seems illegal, fake or misleading to you, report it from the contact form with its code and reason. We review each report promptly and objectively.

If we remove or restrict an advert or suspend an account, we inform the advertiser by email of the reason, unless this is prohibited by law or it is misleading commercial content in large volume. They may reply to the same email to request a re-examination. This will be examined by a different person from the one who made the decision. In the event of repeated breaches the account may be closed.

8. Reviews

On short-term rental properties visitors can write a review with photographs. The review must refer to an actual stay and be honest. Paid or fake reviews are prohibited, as are reviews from the host themselves. We review reviews before publication and remove those that violate these rules. The host can reply publicly.

9. Translation and English edition

The website exists in Greek and English. The texts of adverts, reviews and agencies are automatically translated using artificial intelligence and marked as translated, with the option to view the original. In case of any difference the original text from the advertiser applies.

10. Intellectual property

The design, code, texts and trademark of the website belong to us. By posting an advert, you grant us a non-exclusive licence to display, translate and promote its content (including on social media) while it is active. Bulk copying of adverts or contact details by automated means is prohibited.

11. Limitation of liability

The website is provided “as is”. To the extent permitted by law, we are not liable for damage arising from transactions between users, from inaccurate adverts or from service interruptions. This does not limit liability that cannot be excluded, nor your rights as a consumer for our paid services.

12. Complaints and dispute resolution

For any complaint write to us at info@realestate24.gr. As a consumer you can also contact the Consumer Ombudsman or another alternative dispute resolution body.

13. Changes and applicable law

We may change the terms. The current version is always on this page. For substantial changes affecting paid services we notify you by email. The terms are governed by Greek law, subject to consumer protection provisions.
