Terms for professionals & paid services

1. Who these terms apply to

These terms apply, together with the Terms of use, to:

• estate agencies and agents who purchase a package,
• owners and managers of short-term rental properties,
• any advertiser who purchases listing prominence.

The service provider is Τσακλή Αφένδρα, VAT number 118864446, Ελαιών 25, 145 64 Κηφισιά.

2. Featured prominence

A Featured listing appears first in searches for that area and property type, marked “Featured”, for the number of days your chosen package specifies. Some packages also include homepage display and additional photos. Prominence begins immediately after payment is confirmed.

The position among multiple Featured listings depends on when their prominence expires. We do not guarantee a specific number of views, calls or outcome.

3. Short-term rentals

Short-term rental properties are published with an annual or other publishing package, as shown on the payment page. When the same host already has an active property, each additional property is charged at the reduced price shown there.

The host declares that the property is registered in the Short-Term Accommodation Property Register, that the AMI number of the listing is correct, and that they comply with their tax obligations and the climate resilience levy.

Bookings are made directly between guest and host (phone, WhatsApp, Viber, email or the host’s website). The platform does not collect bookings and charges no commission to either party.

4. Estate agency packages

Packages are monthly or annual subscriptions. Each package specifies how many listings can be active simultaneously and how many “Featured” prominence credits are included. One credit corresponds to one Featured listing for 7 days.

• The agency gets its own page with logo, details and all its listings, and appears in the estate agencies directory.
• The “Verified agency” badge is given after we verify the agent registration number or GEMI number.
• The agency’s listings remain active as long as the package is active. When it expires, they are hidden and reappear upon renewal.
• The trial period, where offered, requires no card and expires automatically with no charge.

The agency is responsible for having a written mandate from the owner for each property it publishes and must clearly state its own fee where required.

5. Prices and payment

Prices are shown before each payment and include VAT unless stated otherwise. You can pay:

• by card, via Stripe. Card details are processed only by Stripe and we never see them,
• by SMS, where available, charged to your mobile account,
• by bank transfer, with activation once the transfer is confirmed.

Price changes do not affect packages already paid for.

6. Renewal and cancellation

Packages do not renew automatically. We send you a reminder before they expire and you decide whether to renew. You can stop at any time, simply by not renewing.

7. Right of withdrawal

If you are a consumer, you have the right to withdraw within 14 days of purchase, unless the service has already been fully executed. Because prominence begins immediately, upon payment you explicitly request immediate start. If you withdraw before it expires, we refund the amount corresponding to the unused days. If we remove a paid listing because it breaches these terms, the amount is not refunded.

8. Invoicing

A receipt is issued for each payment or, if you provide us with business details, an invoice. For an invoice, send us your details before payment or within 5 days of it.

9. Interested parties’ data

Details of those who contact you (name, email, phone, message) are used by you only to reply about the property. Do not use them for marketing without their consent and comply with GDPR as an independent data controller.
